What we do
Projects are structured in stages. Most clients take all of them; some stop after the first two and hand the drawings to their own builder.
| Initial consultation | A site visit and a short written summary of what the space can take. Often this is all a project needs. |
| Concept & layout | Space planning, circulation, sketch elevations and a first material direction. Two rounds of revisions included. |
| Detailed design | Drawings for the builder, joinery details, lighting and electrical layouts, finishes schedule. |
| Specification | Full schedule of materials, fittings and suppliers with lead times and a costed summary. |
| Site coordination | Regular visits during the build, contractor queries handled as they arise, snagging at completion. |
Fees
Fixed per stage rather than charged as a percentage of build cost. You get a written figure after the first visit, and it does not move unless the scope does.
The initial consultation is charged separately and is deducted from the first stage if you go ahead.
Timescales
| Consultation to concept | 2–3 weeks |
| Concept to detailed design | 4–6 weeks |
| Specification | 2 weeks |
| Typical residential build | 8–16 weeks on site |
Listed buildings and anything requiring consent will take longer. We will say so at the first visit rather than later.
What we don't do
We are not architects. Structural work, planning applications and building control are outside our scope. We work alongside people who handle those regularly and are happy to introduce you.
